A furnace that's too big is worse than one that's too small. We size the system to the house, not to the label on the old one.
Sizing comes before pricing
Most replacement quotes are written off the nameplate of the unit being removed — which may have been oversized by a previous contractor. We look at square footage, insulation, window area, and what the existing ductwork can actually move before we quote a tonnage or BTU rating.
What the install includes
New furnace, matched controls, sheet metal transitions built for the space, correct flue and combustion air, condensate handling for high-efficiency units, gas line and electrical verification, and permit and inspection where the city requires it. Startup includes gas pressure and temperature rise set to spec, in writing.
Efficiency worth paying for
In this climate, a 95%+ AFUE furnace pays for the upgrade over an 80% model on a full winter of runtime. Two-stage and variable-speed blowers matter more in older homes with uneven upstairs rooms than the AFUE number does.
